One of the newest communities in California, as well as the United States, Ladera Ranch is known for its calculated serenity. The unincorporated, planned community of — is filled with traffic calming devices such as roundabouts, narrow street “chokers,” and landscaped medians. Located along Antonio Parkway and Crown Valley Parkway, the community is composed of 4,000 acres.
Construction of Ladera Ranch began in 1999 on sections of a 23,000-acre cattle ranch. An El Camino Real bell installed at Chaparral Elementary School stands as testament to the area’s ranching history.

Layout and Amenities
The Ladera Ranch development is essentially nine “villages,” each of which contains a number of neighborhoods. The villages are Oak Knoll Village, Bridgepark, Flintridge Village, Township, Wycliffe Village, Echo Ridge Village, Avendale Village, Terramor Village, and Covenant Hills Village, the only gated village in the development.
Five of these villages boast clubhouses with architectural styles in keeping with their respective themes. All nine of them offer parks, pools, playgrounds, and open areas. The community also offers a private water park, skate park, 18 community parks, a dog park, pocket parks, green belts, the Mercantile East Shopping Center, and hiking trails leading to Doheny Beach.
Education
Ladera Ranch is served by the Capistrano Unified School District. The Chaparral and Oso Grande elementary schools are located within the community. Chaparral Elementary School received the California Distinguished School Award in 2004 and 2008. Stoneybrooke Christian School, a private K-8 school, is also located within Ladera Ranch.
Real Estate
As of January 2013, the average listing price for a home in Ladera Ranch was $643,002, down 1.9 percent from the same period the year before. The median sales price for homes in the community from October through December 2012 was $830,000, up 107.5 percent over the same period the prior year.
